Construction Project Manager -- Residential New Construction

Location: Newton/Needham, MA (On-site and local job sites)

The Absolute is a small, growing residential builder focused primarily on new construction. We're hiring an on-site Construction Project Manager who can run projects with minimal oversight--someone who builds their own plan, drives the schedule, and frees up the owner's time so the business can scale.

Key Responsibilities

Own the day-to-day execution of residential construction projects and occasional light commercial work
Build and manage schedules, priorities, and task lists without requiring constant oversight
Coordinate subcontractors, materials, inspections, and jobsite logistics
Keep projects organized in JobTread; experience with Buildertrend or similar construction management software transfers well
Provide structured weekly updates and brief daily check-ins when needed

Qualifications

Proven construction project management experience
Residential new construction experience strongly preferred
Strong organization and follow-through--you create and drive the agenda
Clear communication skills and the ability to work independently
English proficiency required for job-related communication
Additional language skills, including Spanish, Portuguese, or Russian, are a plus
Meaningful commercial construction experience is a strong plus
Multifamily residential experience preferred
JobTread experience is a plus

Pay and Benefits

Full-time, W-2 employment
Base salary: $95,000 to $145,000 per year, based on experience

Position overview

This role is the accountable Project Manager for discrete residential new-construction projects within The Absolute. The incumbent holds formal decision-making authority over project-level scope, budget, schedule and resource allocation and is accountable for delivery outcomes from initiation through closeout.

The role leads cross-functional execution, controls project trade-offs, mitigates risks, secures approvals, and reports status to sponsors and stakeholders. This document defines the position objectives (OKRs), measurable performance indicators (KPIs), the problems the role resolves for internal and external customers, primary responsibilities and the skills/experience necessary for success.

\n\n

Primary objectives (OKRs)

Objective 1 — Deliver projects on time: 90% of assigned projects reach Certificate of Occupancy (or client handover) within ±5% of baseline schedule. Key results: Baseline schedule established by end of design phase; weekly schedule adherence metric ≥ 85%.
Objective 2 — Control project financial performance: Achieve final project cost variance within ±3% of approved project budget. Key results: Monthly cost forecast accuracy ≥ 95%; change order value as % of contract < 5%.
Objective 3 — Maintain defined quality and compliance standards: 100% passing inspections and compliance milestones for structural, mechanical, electrical, and code-related inspections; customer punch-list closed within 15 business days of substantial completion in 95% of projects.
Objective 4 — Stakeholder satisfaction and communication: Achieve internal sponsor and external client satisfaction score ≥ 4.2/5 on post-project surveys. Key results: Weekly stakeholder updates delivered 100% of scheduled weeks; timely escalation and resolution of issues within agreed SLA.
Objective 5 — Risk and change governance: Reduce high-impact schedule or budget risks via proactive mitigation — no more than one critical risk realized per project on average. Key results: Maintain up-to-date risk register with mitigation owners for 100% of identified risks; change control decisions documented within defined governance timelines.

Key Performance Indicators (KPIs)

Schedule performance index: On-time delivery percentage and average days variance against baseline schedule.
Budget performance: Final cost variance (%), monthly Estimate to Complete accuracy, and percentage of budget consumed per milestone.
Change order metrics: Number and value of client-initiated and contractor-initiated change orders as % of contract value.
Quality/compliance metrics: Number of failed inspections, number of warranty/punch-list items per 1,000 sq ft, and time-to-close for punch items.
Safety and regulatory: OSHA/recordable incidents per 200,000 work hours and compliance breach count.
Stakeholder metrics: Sponsor/client satisfaction score, frequency and timeliness of project reporting, and average response time to stakeholder queries/escalations.
Risk management: Percentage of identified critical risks with assigned mitigations and percentage of risks that materialized into schedule or cost impacts.

For external customers (owners/clients): Provides an accountable single point of decision-making and delivery assurance — aligns scope, schedule and budget to deliver the agreed residential product with required quality and regulatory compliance.
For internal customers (executive sponsors, design, procurement, field operations): Reconciles competing priorities and resource constraints, makes scope/schedule/budget trade-off decisions, and reduces ambiguity so teams can execute efficiently.
For trade contractors and suppliers: Provides clear direction, mitigates delays through proactive coordination, and enforces quality and safety standards to minimize rework and disputes.
For governance and finance functions: Ensures accurate forecasting, disciplined change control, and auditable decision records that protect project profit margins and corporate compliance.

Core responsibilities, decision authority and deliverables

Accountability: Own the project outcome — scope, schedule, budget, quality and stakeholder acceptance from initiation to closeout; final authority for project-level trade-offs within delegated limits.
Project planning and baseline: Define and approve project scope, prepare and own the project execution plan, establish baseline schedule and budget, and secure required approvals.
Resource and contractor management: Select, allocate and direct resources and trade contractors; negotiate and approve project-level subcontracts and change orders within delegated authority.
Cost control and forecasting: Produce monthly cost reports, manage cashflows, approve expenditures within authority, and escalate variances to sponsor with recommended corrective action.
Schedule management: Build, maintain and enforce the project schedule; coordinate sequencing of trades and procurement to meet milestone commitments.
Risk and issue management: Maintain the risk register, assign mitigation owners, lead resolution for critical issues, and document decisions and their rationale.
Quality, safety, and compliance: Define project-specific quality criteria, ensure inspections and testing are completed, implement corrective actions, and ensure regulatory and code compliance.
Change control and governance: Manage change request process, evaluate impacts, obtain approvals per governance thresholds, and ensure contractually compliant documentation of changes.
Stakeholder communication and reporting: Provide regular executive and client reporting, chair project meetings, and act as the escalation point for project decisions.
Closeout and handover: Ensure completion of punch lists, final inspections, as-built documentation, warranties, and formal client acceptance; finalize project financials and lessons-learned deliverables.

Key skills, abilities and knowledge required

Required capabilities and attributes: proven construction project delivery experience in residential new construction, strong financial acumen for budget management and forecasting, advanced scheduling and CPM skills, contract administration and change control experience, risk management capability, regulatory and code knowledge for local jurisdictions, decisive decision-making under constrained trade-offs, strong stakeholder communication and negotiation skills, leadership in multi-disciplinary site environments, and proficiency with construction management software and document-control systems. Desirable experience includes PMP or equivalent project certification, experience managing GMP/CMAR or fixed-price contracts, and prior responsibility for projects of similar size and complexity. Continuous development areas: financial modeling, advanced dispute resolution, and strategic supplier relationship management to meet the OKRs and KPIs outlined above.
